Right pricing holds the key to a quick sale: When people buy homes, they first wish to see it. Surely your home is worth many thousands and you have maintained it in the best condition, but if you price it higher than the average market value, you will hardly find a potential buyer visiting your home, leave alone buy it. You need to ask your real estate agent thoroughly checks out the selling price of similar listed properties in your neighborhood and then fix the price of your home. If you wish a quick flow of traffic to visit your property, the strategic thing to do is to list the price a couple of thousands less than similar properties. This will arouse adequate interest amongst prospective buyers. It may even result in a number of willing buyers outbidding each other thereby raising the price of the property.
Do Up Your Home: Though it is not always mandatory to do major overhauling and remodeling of your home before selling it, it is wise to do some important ‘fix ups’ before the potential buyers visit your home for inspection. A hole on the screen, a leaky toilet tap or a messy faucet give the impression to buyers that there could be more major repairing work in store, once someone buys the property. Replace all gloomy and tattered window covers, dirty and used switch plates and dark and dusty light fittings. These are inexpensive ‘fix ups’ but makes your home look good and well maintained.
Remove Clutter: There is nothing as repelling as going to inspect a home which full of dust and clutter. Remove all the unnecessary furniture and other useless items to storage before any potential buyer walks in to your home. All cupboards, closets, drawers and other storage areas must be kept immaculately clean. You cannot imagine the level of curiosity of these buyers! Get some clean-up agency to clean up your home and make it completely clutter-free. A dirty and unkempt home dissuades the prospective buyer and he goes back thinking that you have never spent any money on its proper maintenance.
Give it a Fresh Coat of Paint: Repainting your home is one of the most affordable ways to give your home a fresh and well-groomed look. Use natural and light shades which tend to make the rooms look more spacious.
Make a Good First Impression: The concept of ‘love at first sight’ holds true for homes as well. Make the buyers like your home at the first look. This means that our exteriors have to look as well kept as your interiors. Pay particular attention to landscaping the yard and plant colorful plants and shrubs to cheer up the entire environment. Even if re-painting the home is not possible at least put a fresh coat of paint to your front door and porch. If you spend a very little sum of money you could have your driveway look very appealing with some fresh seal coat. These steps will surely make your home attractive and appealing to most potential buyers.
